What is a New Build Warranty?
A new build warranty is a 10-year insurance-backed guarantee that covers defects in your home after construction. It is typically provided by a third-party provider such as the NHBC (National House Building Council), Premier Guarantee, or LABC Warranty. This cover gives buyers peace of mind that their investment is protected, particularly against structural issues.
What Does the Warranty Cover?
The warranty is split into two main periods.
1. The Initial Defects Period (Years 0–2)
During the first two years after completion, the developer is responsible for rectifying any defects that arise due to breaches in the warranty standards. This includes:
- Faults in workmanship or materials
- Problems with fixtures and fittings supplied as part of the original build, such as kitchen units & internal doors
- Leaks or plumbing issues caused by poor installation
2. The Structural Insurance Period (Years 3–10)
From year three onwards, the warranty primarily covers major structural issues, such as:
- Foundations
- Load-bearing walls and floors
- Roof structure
- Stairs and staircases (if structural)
This period ensures that you’re protected against significant and costly problems resulting from construction failure.
What’s Not Covered?
While these warranties offer substantial protection, there are limitations. The following are typically not covered:
- Normal wear and tear or cosmetic issues (e.g., minor shrinkage cracks in plaster)
- Problems caused by a lack of maintenance
- Damage from weather or natural disasters (unless directly linked to structural failure)
- Appliances and white goods (unless separate warranties apply)
- Alterations or extensions made after the home was completed
- Items the homeowner has installed post-completion (e.g., garden sheds, fencing)
It’s important to read the warranty documentation carefully to understand any exclusions or responsibilities that lie with the homeowner.
Tips for Homeowners
Report issues early
If you spot a defect during the first two years, notify the developer immediately.
Maintain your home
Routine care and maintenance will prevent problems and ensure your warranty remains valid.
Keep records
Keep a copy of your warranty policy and any correspondence related to issues or repairs.
