Finding the right architect is crucial to the success of your property development project. The architect must understand and share the same vision as you to be truly committed to bringing it to life. Bruckland Developments is a luxury property developer in Surrey, providing a bespoke in-house architect service for all our projects.

Our experts have broken down an architect’s role and responsibilities in this complete guide. Let’s get started.

What is the role of an architect in property development?

An architect will manage the pre-construction phase of the building process. They are responsible for the design of a building, including the various drawings that are necessary for the construction phase of the project to begin. Getting things right at this stage will allow the rest of the project to operate as smoothly as possible, saving time and money.

An architect will source suitable materials and builders for the job, using their expert knowledge to find practical solutions to any issues that may occur during the process.

What are architectural drawings?

The architectural drawings are the backbone of the project’s design, the technical representation of a building that is completed before the construction begins. They visually communicate how a building will function and look when completed.

The three main styles of architectural drawings are:

  1. Hand drawings
  2. Computer-generated imagery (CGI)
  3. Computer-aided design (CAD)

These different styles can be utilised at different points of the design process to offer a new perspective. Hand drawing is the traditional form and can be done on a drawing tablet in today’s age of technology so that it can be fine-tuned with computer software.

There are four types of architectural drawings that serve different purposes:

  • Presentation drawings – used to communicate an idea with the use of shadows, texture, people, and vegetation. They are not intended to be realistic, instead featuring rendering to add surface texture and show the visual qualities of the building.
  • Survey drawings – represent an accurate record of the existing site and buildings. They help to provide the exact dimensions for the construction work.
  • Record drawings – used to understand the existing project, revealing the “as-built” conditions of the completed buildings.
  • Working drawing – used in the construction work, includes the location, assembly, and component drawings. The local drawings include floor plans, sections, and elevations.
